Key Responsibilities:
1. Commercial Management:
- Lead overall commercial planning and cost control for the project lifecycle (pre- construction to handover).
- Prepare, monitor, and control project budgets, cash flows, and cost forecasts.
- Manage billing, certification, variation claims, and final accounts with contractors and consultants.
- Identify and mitigate commercial and contractual risks.
- Ensure compliance with contractual terms, company policies, and statutory requirements.
2. Procurement & Contracting:
- Develop and execute a project-specific procurement strategy aligned with timelines and budgets.
- Handle pre-qualification, tendering, negotiations, and award of contracts for:
- Civil & structural works
- MEP (HVAC, Electrical, Plumbing, Firefighting)
- Façade systems
- Interiors & fit-outs
- Specialist packages (BMS, ELV, lifts, DGs, UPS, etc.)
- Finalize LOIs, work orders, contracts, and amendments.
- Drive competitive sourcing and value engineering initiatives without compromising Grade A standards.
3. Vendor & Stakeholder Management:
- Build and manage a strong vendor and contractor ecosystem.
- Resolve commercial disputes and claims through negotiation and contract interpretation.
- Coordinate closely with Design, Project, Finance, Legal, and Leasing teams.
- Support leasing/sales teams with commercial inputs, CAPEX/OPEX data, and fit- out cost estimates.
4. Contract Administration & Compliance:
- Ensure robust contract administration systems are in place.
- Monitor scope adherence, change management, and cost impact analysis.
- Oversee audits, compliance reviews, and documentation.
- Ensure adherence to safety, ESG, and sustainability-linked procurement norms (if applicable).
5. Reporting & Governance:
- Provide regular MIS, cost reports, procurement status, and risk dashboards to management.
- Participate in management reviews and steering committee meetings.
- Ensure transparent and ethical procurement practices.
Key Requirements:
- Strong expertise in commercial management and procurement for large real estate projects
- In-depth knowledge of contracts (EPC, item-rate, lump sum, PMC models)
- Excellent negotiation and vendor management skills
- Strong understanding of Grade A office building specifications and standards
- Financial acumen: budgeting, cash flow, cost control
- Ability to manage multiple packages simultaneously
- Proficiency in ERP systems, MS Excel, and cost management tools
Qualifications:
- Bachelor’s degree in Engineering / Architecture / Quantity Surveying
- MBA / PG Diploma in Finance, Contracts, or Supply Chain (preferred)
Experience:
- 15–25 years of relevant experience in commercial and procurement roles
- Mandatory experience on large-scale Grade A office / commercial real estate projects
- Prior experience with reputed developers, EPC contractors, or PMCs preferred
