Key Responsibilities:
Design & Development:
- Review and guide architectural design from concept to detailed design stages.
- Ensure design aligns with developer vision, project brief, and commercial objectives.
- Evaluate space planning efficiency, core & shell layouts, floor plate optimization, and façade design.
- Ensure compliance with local building codes, development regulations, fire norms, and green building standards (LEED/IGBC/WELL, if applicable).
Consultant Coordination:
- Coordinate with external architects, structural, MEP, façade, landscape, traffic, and sustainability consultants.
- Review drawings, specifications, BOQs, and design deliverables for accuracy and completeness.
- Resolve design clashes and coordination issues in collaboration with consultants.
Project Execution Support:
- Support construction teams during execution to ensure adherence to approved designs.
- Review shop drawings, material submittals, mock-ups, and samples.
- Conduct site visits to monitor quality, progress, and design compliance.
- Assist in value engineering while maintaining design quality.
Quality, Cost & Time Management:
- Ensure architectural solutions are cost-effective, buildable, and maintain long-term asset value.
- Participate in design-related cost reviews and construction sequencing discussions.
- Monitor timelines related to design deliverables and approvals.
Stakeholder & Authority Coordination:
- Support coordination with local authorities for approvals and statutory submissions.
- Assist in presentations to internal management, leasing teams, and potential tenants.
- Coordinate tenant fit-out guidelines and base-build interface (if applicable).
Required Qualifications:
- Bachelor’s or Master’s degree in Architecture.
- Registered Architect with relevant professional body (preferred).
- 8–12 years of experience (adjustable) with strong exposure to commercial / office developments.
- Prior experience working on the developer or PMC side is highly preferred.
Key Skills & Competencies:
- Strong understanding of A-Grade office standards, core & shell design, and façade systems.
- Excellent knowledge of building regulations, fire norms, and sustainability practices.
- Proficiency in AutoCAD, Revit, SketchUp, and MS Office (BIM exposure preferred).
- Strong coordination, communication, and stakeholder management skills.
- Ability to balance design excellence with commercial practicality.
- Detail-oriented with strong problem-solving abilities.
